Construction on Campus

Master Plan Project

New entrance rendering

Work on the Campus Master Plan is underway. The Master Plan will address instructional and student support space needs as well as building maintenance, site work, and technology infrastructure. The scope of the work includes the front entrance to the main campus building, the Enrollment Services area, new classrooms, renovations to existing classrooms, a relocated and updated Forum, and a relocated and updated board room.

11 October 2014

General Construction

The contactor continues to work in the area where the new enrollment services center will be. Vapor barriers and structural steel have been installed in advance of the concrete pour. Final grading for the new sidewalks was completed and new sidewalks will be installed next week weather permitting. Framing of the interior and exterior walls continues and the new storefront for the main entrance is expected to arrive on site by the end of October. Due to several unforeseen issues, the project schedule has slipped. We are now working with the contractor to schedule the completion of the area by December 15, 2014. We will be having a planning meeting to determine what is needed to accomplish this.

Civil Construction

We completed the meeting and the site review with the consultants and the contractors. Several areas in the project will need rework to comply with the design documents. There are other areas where the intent of the documents will be accomplished although the full work defined will not be possible due to the conditions of the soil in these areas.

Electrical Construction

The electrical contractor has continued to rough in the conduit and wiring in the interior walls. This rough in work will soon be completed and they will continue when the work on the interior walls is done.

Mechanical Construction

Additional ductwork continues to be installed in the new enrollment services area. The piping for the hot water perimeter heating system has begun. The work on the heating system has progressed to the point of being able to provide heat for the interior work.

Plumbing Construction

Work by this contractor is on hold until finishes are completed in the new enrollment services area. We have not yet scheduled the shutdown that will be required to connect the new piping to the existing plumbing.

04 October 2014

General Construction

The contactor continues to work in the area where the new enrollment services center will be located. Backfilling of the area around the new footers and the area under the overhang is complete. More grading work on the area to the north of the building has started and the bio-retention pond area has been filled with the proper soil. Concrete will soon be poured for both the new sidewalks and the area under the overhang. The work on the exterior metal panels surrounding the second floor has not been scheduled yet, but preparations have been made by the grounds crew to facilitate the work in the courtyards. Work continues to complete the framing of the walls for the new center.

Civil Construction

A meeting is scheduled for next week with the contractors and the consultants to review discrepancies in the design with the actual field conditions. Work in this area is on hold until the meeting is completed and the scope of the additional work/refinement of work already completed is defined.

Electrical Construction

The electrical contractor continues to rough in the conduit and wiring in the interior walls.

Mechanical Construction

Additional ductwork continues to be installed in the new enrollment services area.

Plumbing Construction

Work by this contractor is on hold until finishes are completed in the new enrollment services area. The water shutdown necessary to connect the new piping to the existing plumbing had not yet been schedule.

General Construction

The contactor continues to work in the area where the new enrollment services center will be located. The work on the new footers has been completed and backfilling the area around them will be completed next week. New foundation walls for the area have been completed and the area will be backfilled so that the concrete can be poured for the floor next week. Substantial progress has been made on both the interior and exterior light gauge steel walls. The work on the exterior metal panels surrounding the second floor is has been delayed. The sidewalks on the north end of the building are scheduled to be poured next week. The bio-retention area (a requirement of DEC) has been excavated and backfilled. The intention of this area is to divert and retain some of the storm water runoff to allow it to seep into the ground and not flow to Egypt Creek. Work will begin in the next few weeks on enclosing the area.

Civil Construction

The parking area in lot two was completed and is now back in service. Review on the regrading was done and some additional work is needed. We will be having meetings with the contractors and the consultants next week to review discrepancies in the design with the actual field conditions.

Electrical Construction

The electrical contractor has begun to rough in the conduit and wiring in the interior walls.

Mechanical Construction

Additional ductwork continues to be installed in the new enrollment services area. The tie in to the rooftop has been completed and as the exterior walls are completed the rooftops will be providing heat to the area which should relieve the cold that is now felt on the second floor above the work area.

Plumbing Construction

The contractor completed the piping in room 121E that will service the new restrooms in enrollment services. We have yet to schedule the shutdown of the water services to make the final connections of the new system to the existing piping.

General Construction

The contactor continues to work in the area where the new enrollment services center will be located. The work on the new footers has been completed and backfilling the area around them will be completed next week. The installation of new exterior and interior walls was started and will continue over the next several weeks. The work on the exterior metal panels surrounding the second floor is expected to begin next week. The grounds crew has trimmed the vegetation in the courtyards to make room for the equipment that will be needed to complete the work. Parking on the east side of the building will be restricted when work begins and once the schedule is finalized we will be sending out an email to staff to define when and what areas of parking will be affected. Some parking spaces will be temporarily converted to accessible parking to accommodate the loss of spaces next to the building.

The contractor will be working in room 121E to install the water supply piping that will be needed in the enrollment services area for the new restrooms. We will be scheduling a shutdown of the water services for a Saturday to make the final connections of the new system to the existing piping.

The contactor continues to work in the area where the new enrollment services center will be. Additional concrete flooring was installed and work continued on the new footers for the addition. The installation of new exterior and interior walls is expected to begin in the next two weeks. The work on the exterior metal panels surrounding the second floor is expected to begin in the next two weeks. Work in this area will begin in the the courtyards and on the east side of the building. Parking on the east side of the building will be restricted when work begins and once the schedule is finalized, we will be sending out an email to faculty and staff to define when and what areas of parking will be affected. Some parking spaces will be temporarily converted to accessible parking to accommodate the loss of spaces next to the building.

Work for this contractor continues to be on hold until the general contractor begins work on the interior of the new services center. The contractor is scheduled to be back on site next week.

Additional ductwork continues to be installed in the new enrollment services area.

Plumbing Construction

Work in this trade will require that the hot and cold water services be shut down for a day while the new piping is connected to the existing system. Once we have this scheduled we will notifying the campus of the date. This will be scheduled for a Saturday and will affect only the main building. The athletic facility and the student center have separate cold and hot water systems and that will not be shut down.

General Construction

The contactor continues to work in the area where the new enrollment services center will be. The foundations for the new space continue to be installed and the new floor was poured in the area of the old Forum. The relocation of the storm water lines on the north side of the building has been completed and the area has been backfilled. Some scaling was discovered on the columns and additional steel wil be added to them to restore them to the original design condition.

Civil Construction

The recent heavy rains have prompted a review of the regrading work that has been accomplished to date. This review is necessary to decide if the recent rain events are unusual in the amount and duration of the rainfall or if additional work is required for the regrading.

Electrical Construction

Work for this contractor continues to be on hold until the general contractor begins work on the interior of the new services center.

Mechanical Construction

Work continues on the ducts that will serve the enrollment services area. New penetrations in the roof have been made and the ducts have been installed to below the ceiling.

Plumbing Construction

Work for this trade continues to be on hold until the general contractor has completed the majority of the work in the new services center.

30 August 2014

General Construction

The contactor continues to work in the area where the new enrollment services center will be. The foundations for the new space continue to be installed and the area was filled to bring the new center to the same level as the main corridor at the entrance. Concrete work on the new floor is expected to begin next week.

Civil Construction

The work on the roadways at the main entrance and at circle drive will be postponed until next spring. The contractor expects that the disruption to the flow of traffic would not be acceptable now that classes are back in session. Work started on repairs to the parking lot damaged during the reshaping process to the ditches. This area appears to have a high water table and continues to be wet even when there is no rain.

General Construction

The contactor continues to work in the area where the new enrollment services center will be. The new storm water lines on the north side of the main entrance have been installed and backfilled. The existing concrete at the main entrance has been removed and the area is being filled in to level the area of the enrollment services offices to be at the same level as the brick pavers. Foundation work continues and is expected to be complete in the next 2 weeks. The details of the schedule changes are still being evaluated but the schedule for each phase will be pushed back. The details will be shared when the updates are available.

Civil Construction

We have received the permit from the Department of Transportation for the rehabilitation of the main entrance. We are currently in discussions with the contractor to set the schedule for the work. Work continues on completing the reshaping of the ditches. More information will be forthcoming when the plans are finalized.

Electrical Construction

The electrical contractor is working on installing the under slab equipment in the Forum area.

Mechanical Construction

Work on the ducts that will serve the enrollment services area continues to be installed. New penetrations in the roof have been made and the ducts have been installed to below the ceiling. The conversion of the controls for the rooftops, heating and air conditioning systems has been started. The rooftop units in this area will soon be transferred from the Trane system to the Allerton system which provides better control.

Plumbing Construction

The contractor has completed their under slab work in the new enrollment services area.

 

16 August 2014

General Construction

The contactor continues to work in the area where the new enrollment services center filling in the old Forum space so that the service center will be at the same level as the main corridor. The work on the west side foundations is being completed and the work on the north side will begin soon. The relocation of the water line on the north of the building was completed on Saturday 8/16 and placed back into service. The completion of the new Enrollment Services area has been set back due to the locations and rerouting of the water line and the discovery of non-friable asbestos in mastic on the insulation in the walls. The asbestos has been removed and properly disposed. The result being that the main entrance will not be available until at least the middle of October and the new center until will not be moved until the Thanksgiving break. The renovation work in room 112 has been set back due to the unforeseen issues at the main entrance until the winter break. The details of the schedule changes are still being evaluated but the schedule for each phase will be pushed back. The details will be shared when the updates are available.

Civil Construction

The work on the entrance at Livermore Road has been completed. The main entrance roadwork is delayed as the contractor is waiting for the permit from the Department of Transportation. Work continues on completing the reshaping of the ditches. The work on the intersection of Bahar Drive and Route 13 and Bahar Drive and Circle Drive has been delayed. We are looking at doing at least a portion of the work during the fall break for the work at Route 13 due to the more invasive work that will be needed at this intersection. More information will be forthcoming when the plans are finalized.

Electrical Construction

Work for this contract is on hold until additional work in the new enrollment services area is moved to the interior work on building the new walls.

8 August 2014

General Construction

The contactor continues to work in the area where the new enrollment services center will be located. The relocation of the water line on the north of the building has been partially installed and will be completed and tested next week. The system will be taken out of service on 8/16.

Civil Construction

The work on the entrance at Livermore Road has been completed. The main entrance roadwork is delayed as the contractor is waiting for the permit from the Department of Transportation. Work will continue on the completing the ditches.

The schedules for the project are still being completed.  We do know for a certainty that the move planned for October will not occur and will most likely be rescheduled for the Thanksgiving break. Update will be forthcoming as the plans become finalized.

The work on the entrance at Livermore Road will be started next week and is expected to be complete by the end of the week. The other road work will follow in the 2 weeks following the work at Livermore.

General Construction

The work on filling in the area in the Forum to reach the level of the corridor is almost complete. The footers for the new exterior walls have been started along the west side of the building. The new location for the water line at the main entrance has been determined and work on the relocation will be started next week. We anticipate that the water line relocation will be completed on Saturday August 9 when the new valves will be cut into the existing main and the system will be flushed. There will be no water service to any of the buildings on campus during this time.

We are still waiting for an updated schedule but the preliminary information that we received is that the work on this first phase of the project is behind schedule. We are sure at this time that the move planned for October will not occur and will most likely be rescheduled for the Thanksgiving break. Update will be forthcoming as the plans become finalized.

Civil Construction

Work on the regrading and expansion of the drainage areas around the roads and parking areas is progressing well. We are looking at alternatives to expand the original design that will slow the storm water runoff and divert it in other ways to reduce the risk of erosion to some of the existing culverts. The intention of this work is to slow down the water as it makes it way to Egypt Creek. This will result in less maintenance due to erosion in the diversion ditches alongside of the roadways. The new drainage areas are still a work in progress. They will continue to be graded to allow for the water to run out of them slowly but completely. It is not in the design to have any additional retention ponds in the areas of work.

Work on rebuilding the roads at the Livermore entrance is scheduled to begin the first week in August. Once this is done, about 1 week, the roadway at Bahar and Circle drive will be done followed by the main entrance at Route 13 in the third week. There work will be done on one lane at a time so access at and around these areas will be maintained. As with all road construction the contractor will provide a person to direct the traffic.

Electrical Construction

The work in this trade continues to be demolition of the existing systems that will no longer be needed with the new work.

Mechanical Construction

New ducts are being installed in preparation for the new configuration of the Enrollment Services Center.

Plumbing Construction

The work in this trade continues to be minor, limited to the Forum.

Bus Stop Relocation

Due to construction in the area around the TC3 main building entrance, bus services (TCAT and First Transit Cortland) will be redirected starting Monday, July 28. Beginning July 28, the bus stop will be moved to the athletic facility entrance in parking lot 5. This temporary relocation is expected to continue for at least 3-4 weeks.

18 July 2014

General Construction

Work continues on the demolition of the Forum. At the main campus entrance, stone and fill will soon be brought in to bring the existing elevations in the space to that of the bricks in the main entrance. This work is expected to start next week. Installation of the footers for the new exterior walls will also begin along the west side of the building. The water line to the north also will be relocated since it was discovered that the existing line will be directly under the footer. There is not yet a date set for the water line relocation. When it is done, the College will need to close for the day since there are no isolation valves on the existing water main that would allow the shut down of the portion of the main in this area. The exterior piping in the system also will need to be drained.

The College is working with the contractor to develop plans that will minimize the time the water service will be off. When this occurs the circle will not be in service as the relocation will extend somewhat into this area.

Preliminary information indicates that the work on this first phase of the project is behind schedule. It is not know just how far at this time, but it does not appear that the move planned for October will take place.

The work on this trade has been to remove the heating system in the Forum that was in the way of the demolition of the walls. They have also been working on the changes in the ducts in the roof penthouse that will be supplying the new enrollment services area.

Plumbing Construction

The work in this trade has been minor with the removal of a few fixtures and water lines that were in the Forum.
